The Tenant is required to carry out the fitting out in accordance with the rules and regulations as required by the Building Manager. The details are stipulated in the Tenant's Fit-Out Guide of the Building.

Electrical appliances (if any) and furniture (if any) as agreed by the Landlord shall be provided to the Tenant upon handover.

Vacant possession of the premises will be delivered to the Tenant subject to the Tenant duly signing or executing the Tenancy Agreement and making deposit and advance payment

Detailed plans for internal decoration works, including but not limited to electrical and mechanical layouts shall be submitted to Landlord/Building Manager for approval before commencement of any works. No work can be commenced before the Landlord/Building Manager's formal approval. The Tenant shall pay the sum demanded by the Building Manager as a refundable deposit as security to ensure that no damage to the Building will be caused as a result of the Tenant's works and the removal of any debris.  Tenant is needed to re-instate the premise when moving out.

The Tenant will be solely responsible for utility and other charges, including but not limited to telephone line and Broadband services fee.

The Tenant shall pay rent and all other charges payable under the Tenancy Agreement on or before the first day of each  calendar month. Otherwise, the Tenant shall further pay interest at the rate of 1.5% per month on any late payment to the Landlord.  All payment should be in the form of cheque, cashiers' order or autopay.  No cash is acceptable.

The Tenant is required to pay management fee & a/c charge, rates, government rent (if applicable), and all Tenant's outgoings during the rent free period

The Tenant is required to top-up the rental deposit in case there is an increase in rent, management fee & a/c charges, rates and Government rent (if applicable) during the tenancy.

The deposit will be refunded without interest within 45 days after the expiration or sooner determination of tenancy in case there is no outstanding payment and dispute.

Handover standard is either bare shell (with Landlord’s provisions) or in “as-is” condition.  Reinstatement standard is in bare shell condition (except for ceiling system) or in condition at the Landlord’s sole discretion as stipulated in the Tenancy Agreement

The Landlord may terminate the tenancy in case of redevelopment, renovation, refurbishment, redesign, sale or assignment of  the whole or any part of the Building by not less than 3 or 6 calendar months' notice to Tenant. The Tenant shall not be entitled to claim for compensation or actions.

Tenant is obligated to take out insurance with a reputable insurance company throughout the tenancy term. The policy of the insurance should be in the name of Tenant and endorsed to show the interest of the Landlord. (Details refer to Tenancy Agreement)

Handover date shall be exactly same as the commencement date of tenancy

The usage of the premises should be confirmed with the tenancy agreement and must not be altered. The Tenants should be solely responsible for obtaining any licence required for its business carried on the premises.

The Tenant shall permit the Landlord, its agents and all authorized persons at all reasonable time upon prior notice with/without appliance to enter

  • upon the premises to inspect and carry out any maintenance works and repairs to the Landlord's provision inside the premises; or
  • to enter the premises to show it to prospective Tenants during the last three months of the Term or to prospective purchasers at any time during the Term

Even if the Tenant does not need the furniture after signing the offer to lease, adjustment in rental is not accepted.

The animal and pet policy are subjected to the rules and regulations by the Building Manager.
